Airbnb Operations Manager / Coordinator

Department: La Suitez (Short-Term Rental Division of La Theoz Realty)

Reports To: CEO / Business Owner

Location: Metro Manila (Hybrid – Work-from-Home + Field Visits)


The Airbnb Operations Manager will oversee the daily operations of multiple Airbnb units across Metro Manila. This role is responsible for guest communication, booking management, coordinating housekeeping and maintenance, ensuring high cleanliness standards, and supporting the overall growth and profitability of the business.

You will work primarily from home, managing digital platforms and remote teams, while conducting field visits 2–3 times per week to inspect units, coordinate turnovers, and ensure service quality.


1. Booking & Guest Management

  • Monitor and manage all bookings via Airbnb, Booking.com, and other platforms
  • Ensure calendar availability is synced and updated to avoid double bookings
  • Respond to guest inquiries promptly and professionally
  • Send pre-arrival, check-in, and checkout instructions
  • Resolve guest concerns or issues in a timely and satisfactory manner

2. Housekeeping & Turnover Coordination

  • Schedule cleanings after every guest checkout
  • Monitor housekeeping team performance and ensure cleaning checklists are followed
  • Conduct on-site inspections to verify unit readiness
  • Coordinate laundry rotations and supply restocking
  • Ensure each unit is spotless, fully stocked, and guest-ready before check-in

3. Unit Inspections & Maintenance

  • Visit each unit 2–3 times weekly to inspect cleanliness, décor, and appliance condition
  • Log and report any maintenance or damage issues
  • Schedule repairs or service calls as needed
  • Maintain inventory logs for each unit (linens, towels, toiletries, consumables)

4. Reporting & Accountability

  • Submit weekly operational reports covering:
  • Occupancy rates
  • Income and platform performance
  • Guest reviews and feedback
  • Housekeeping quality
  • Issues encountered and resolved
  • Maintain checklists and logs of turnovers, laundry schedules, and supply levels

5. Growth Support & Unit Onboarding

  • Assist in setting up new Airbnb units (styling, photography coordination, inventory)
  • Help create and update property listings
  • Suggest operational improvements and system upgrades
  • Support expansion into new locations or buildings

Persyaratan

Relevant Experience (Preferred, but not required):

  • Experience working in Airbnb operations, hospitality, short-term rentals, or property management
  • Familiarity with managing guest bookings, handling turnovers, and responding to customer concerns
  • Prior experience in handling multiple units or coordinating with cleaning/maintenance teams is a strong advantage


Organized, Proactive, and Trustworthy:

  • Must be able to plan daily tasks independently, without needing constant supervision
  • Should be solution-oriented, able to make quick decisions and resolve guest issues effectively
  • Exhibits high levels of integrity and accountability in handling guest interactions, keys, and reporting


Tech-Savvy & Digitally Competent:

  • Comfortable working with:
  • Google Sheets/Docs (for reports and inventory tracking)
  • Messaging apps (Telegram, Viber, WhatsApp for coordination)
  • Airbnb and other booking dashboards
  • Must be able to send photos, fill reports, and communicate smoothly via digital platforms


Work Equipment & Environment:

  • Must own a reliable laptop and smartphone
  • Must have high-speed internet connection and a quiet, dedicated workspace for admin tasks and guest messaging


Willingness to Travel (Metro Manila):

  • Should be open and physically able to visit units across Pasay, Makati, BGC, and Taguig
  • Expected to perform unit inspections, supervise turnovers, and handle any urgent onsite matters
  • Transportation allowance provided for field visits
