Educational Background:

•College graduate (Civil Engineer or Architecture)

•Licensed Engineer or Architecture

•Experience in Construction Management using MS Project/PRIMA VERA

•Knowledge in 2D/3D Sketch Up and CAD





Professional Experience:

• At least 5 years of related experience

• General construction management

• Working knowledge of budgets and financial statement

Working knowledge on contracts and agreements

 

Skills Required:

• Excellent communication skills and the ability to interact effectively

• Has the ability to plan and organize efficiently including prioritizing tasks correctly, planning proper use of resources and scheduling activities for optimal outcomes

• Good working knowledge of building and property maintenance and management.

• Keen attention to detail

• Knowledgeable in Microsoft Office Products and other basic computer skills

 

JOB SUMMARY:

Manage, monitor, supervise and take full accountability with all the construction related expenses and development in terms of operations, coordination, and execution of the projects.

It may include planning, organizing, and reporting on the status of all projects and/or all designated items under his/her jurisdiction. Other items designated by the management.



MAJOR RESPONSIBILITIES:

Management of the following areas essential in Real Estate Development:

 

1.Compliance and Permits Management

•Monitoring and obtaining all regulatory permits

•Monitoring and timely generation of required regulatory permits, insurance policies, vendor, and management contracts

•Develop and implements company’s management standards and operating plans in construction management planning.

•Analize, manage and mitigate risk.

•Negotiate terms of agreement, draft contracts and obtain permits and licenses.

 

2.Budget Management

•Ensure and secure the approval of the operating expense of the projects being entrusted and designated.

•Monitor the budget, ensuring that all details of the development are met, with no unjustifiable change in cost.

•Records all instructions which may affect the budget of the development.

•Projects all incoming cost difference base on the development of the items.

•Review the project in-depth to schedule deliverables and estimate cost.

 

3.Quality Management

•Oversee all onsite and offsite construction to monitor compliance with building and safety regulation.

•Coordinate and direct construction workers and subcontractors.

•Select tools, materials and equipment and track inventory

•Meet contractual conditions of performance

•Plan to prevent problems and resolve any emerging ones.

•Ensure quality constriction standards and the use of proper construction technique.

 

4.Schedule Management

•Prepare internal and external reports pertaining to job status

•Settle on a scheduling methodology and establishing a schedule baseline

•Identify performance measures and create contingency plans for schedule variances

•Identify schedule change control procedures and measure project performance

•Identify project variance thresholds and schedule report format and frequency

 

5.Lot Inventory

•Update and consolidate Megawide owned lots in Taytay.

•Work with Corporate Legal to secure the documentation of all Megawide owned lots in Taytay.

•Monitor tenant utilization of all Megawide owned lots in Taytay.

 

6.Procurement and Financial Works

•Prepare Terms of Reference for all construction projects.

•create Bill of Quantities

•Evaluation of Technical Bids

•Must be able to source out 3rd party vendors for construction works

•Prepare and evaluate vendor billings

•Monitor releasing of payments to vendor.

 

7.Reports and Others

•Consolidate, check, verify and submit quality records and reports as needed in all construction projects

•Perform such other related duties as directed by his/her superiors or agreed upon from time to time

•Shall uphold that he/she represent the Facilities Management Department on board meeting and group discussion at any given instances under construction real estate development.

•Ensures submission of reports as within the required timeline.
